New Built-Up Over-Roof and PV System
Brief
Orchard Street Investment Management aims to be responsible for creating and stewarding a portfolio of sustainable real estate investments that deliver performance for our clients and their beneficiaries today and tomorrow. Integral to this, we strive to provide healthy, high-quality buildings which positively affect the environment, occupiers, and the local community. In so doing, we seek to demonstrate that when real estate investing includes robust and ambitious ESG integration, this increasingly drives superior financial performance. To support the above mission, Lynx was asked to provide a more thermally efficient building envelope and a Solar PV system for the next occupant (Food Warehouse). The objective was to lower the heating/cooling cost of the building, reduce maintenance costs for the roof and provide renewable solar electricity for the tenant.
Overview
The project stakeholders (Orchard Street, Food Warehouse and Litchford Consulting) agreed to the solution immediately. Lynx then designed, engineered, and delivered the project, which took less than three months from concept to solution completion.
Our engineers checked the building’s structure to ensure the required capacity to accept the additional loads from the over-roof and PV systems was within acceptable limits.
The Lynx team worked 7 days a week (8 am – 6 pm) to ensure the building was ready for the new tenant on time. Both roof and PV works were managed and delivered by Lynx, ensuring the highest levels of coordination and effectiveness. The time on site for this project was four weeks.
Lynx was responsible for;
- Structural analysis
- Energy usage analysis
- Design, delivery and installation of the new CA built-up over-roof system
- Installation of new gutters with a 60% capacity increase
- Solar PV design and installation
- Mechanical installation
- Roof penetration for electrical infrastructure
- Electrical infrastructure
- New mansafe system
- Crane/lift planning
- Scaffolding
- Project management
- Roof and PV warranties.

Results
- A significant improvement to the building’s energy credentials and EPC rating
- Building thermal performance enhancement
- Larger capacity gutters
- Lower operating costs for the tenant
- Better carbon credentials
- The unit generates and uses its solar energy
- 25-year roof warranty.
